As an investor, if you don’t have the right solution, it can be difficult to get enough motivated seller leads. Increasing competition, declining home values and a soft lending market make it tough on investors.

With a high-rate of foreclosures and full-on recession in place, motivated sellers should not be hard to find. At the end of the day there isn’t. How is it possible to get them contacting you?

There is no questioning the power of the internet for finding motivated sellers. If you look around even a little you’ll find plenty of services offering motivate seller lead lists. I’m suggesting a total online solution that allows the owner to control. Summarily, a solution owned by you that generates leads of motivated sellers.

So how should put a solution like this into practice? Start it off with a superior website. It should go a long way in showing you as a legitimate business with sufficient resources to solve the problem of the seller. It should illustrate that you have solved dilemmas for other motivated sellers. Provoke the visitors to want to work with you by using compelling sales copy. Be sure it has a way for visitors to get their vital property and contact info to you.

Starting with the professional website you can either design it yourself or pay someone else to do it. As an alternative, you can get a free or low-cost template to modify. If you modify an existing template or construct something from the ground up will take some programming and design skills. Paying someone to do it will obviously take capital. Your time is valuable so you should determine what it’s worth. Is your time worth $20 an hour to make it yourself? Do you have more time than money?

Be sure to include plenty of convincing testimonials. Transfer your offline credibility kit that you use with sellers to your website. Actual photo-copied letters are excellent if you have them. Audio testimonials are an excellent option. Happy customers have proven, time and time again, to be the most persuasive part of sales.

Use convincing sales copy to prod your visitors to complete your online forms. I’ve discovered that Dan Kennedy is an excellent source to use when writing your content. He’s a man among boys when it comes to copy writing. Get his book for some great ideas, The Ultimate Sales Letter, and pour through it. Refer to Dan Kennedy’s book, The Ultimate Sales Letter, to write a quality call to action on each page.

Last but not least be sure to liberally place lead generators. These are forms online that your visitors fill out. Use the forms to obtain the contact information of the visitor as well as their property details. You’ll want to store the data so some additional database work will need to be completed to tie the form fields to the database.

The final step is driving targeted visitors to your site. While MSN may not be the best choice, advertising on the other major search engines using PPC is a great way to do this. This can be done with searching engine optimization and PPC. Once you start receiving traffic you may find that you’ll need to tweak your copy. If your visitors aren’t turning to leads the way you would like then try rearranging or re-writing the content. Increasing your conversions can be accomplished by using squeeze and landing pages.

Once you have an excellent website you can implement PPC and SEO campaigns and you’ll not be lacking for motivated sellers.
